Prepared for Mark & Jenna Ellison · 1450 E Orchard View Dr, Fruit Heights
Hi Mark & Jenna — fall is here, and our corner of Davis County is still one of the tightest markets on the Wasatch Front. Your home gained an estimated $6,000 this month, and two homes within a half mile went under contract in under a week. Below is what I'm watching on your street. It's what I'd want to know if it were my home.

“Buyers lingered in the backyard. Two asked whether the garden boxes stay.”
“Mostly first-time buyers. Lots of questions about finishing the basement.”
“Fewer visitors, but serious ones. Both couples asked about the view lot next door.”
In 1939, four neighbors (Archie and E. Glenn Green, Sam Raymond and Alden Burton) set out to make the farm settlement above Kaysville a town of its own, so it could pipe in water instead of hauling it from Haight's and Baer Creeks. Incorporation needed 100 residents. An expected baby helped get them there, and the first town meeting was held on August 23, 1939. They named it Fruit Heights, after the peach, apple and apricot orchards pioneer Grandison Raymond Sr. began planting in the 1850s.
Your estimated equity gives you options: a remodel, a rental down the road, or simply peace of mind. Your value is tracking above the neighborhood, so the kitchen paid off.
In your price range, homes priced at value go under contract in about three weeks. Spring brings more buyers, but more competing listings too. Timing is worth a conversation.
Homes like yours nearby rent for about [$X,XXX] a month. I run these numbers for my own properties, and I'm happy to run them for yours.
